We provide expert and experienced independent monitoring surveying services to balance out the banks or private lenders risk with the need to advance finance to developments as projects proceed through the development schedule.

What is a Monitoring Surveyor?

For many commercial or residential property developers, external finance will be required to complete projects. A Monitoring Surveyor is appointed on behalf of the lender to identify, quantify and mitigate the risks in approving additional finances to the borrower to support their project.

The process normally starts well ahead of funding being granted and is used by the lender to understand and scrutinise a borrower's development proposal and budget. It is the responsibility of the Monitoring Surveyor to review and evaluate risks involved in the financing agreement and provide consultation on how future risks can be mitigated.

To ensure that lenders and investors have accurate and transparent information, the Monitoring Surveyor will need to regularly visit the site to ensure that the project is running to the agreed schedule and budget. As and when they discover problems in the management and delivery of the project, they will need to provide advice and guidance to resolve these challenges, keeping the lender informed throughout the process.

Funding for projects can be difficult to obtain, so for those who do proceed with financing individuals and commercial and residential developers, the role of the Monitoring Surveyor has become critical in the provision of assurance that the lending continues to be feasible and safe.

Our Approach

The Sillence Hurn team has experience of monitoring developments from modest loans to large-scale development projects across the South of England and in London. Our experience ranges across both residential and commercial projects.

Our approach is underlined by the need for clear communication and transparency. Whilst we act on behalf of the lender, our Surveyors wish to provide expert advice and guidance to the developers to reduce the risk of future financial issues. Our team is skilled in identifying potential problems and risks in a project, such as overspend, schedule overrun, compliance, party wall and quality control. Acting in collaboration between the lender and the developer, our aim is to mitigate any risks that become major problems and therefore reduce the likelihood of delay or unnecessary cost.

Our service is flexible and bespoke to each clients' needs and we work to ensure that we help facilitate the success of the development alongside our duties for the lender. Our team have both the technical skills required to empathise with the project management of the development, but also the ability to understand the position of the lender and how funding instruments are best used.

We work together with the lender and the developer to provide initial detail reports as well as interim monitoring reports, which are carried out to facilitate the requested funding.
