This case study details the pre-acquisition building survey undertaken by Sillence Hurn for Appletree Property Lettings


Appletree Property Lettings Ltd is a residential landlord in the New Forest area of Hampshire. They own a range of homes in the New Forest and recognise that their properties become homes to those who let them. With that in mind, they aim to provide the best quality living accommodation available to their tenants.


The client required a pre-acquisition building survey on a property that they were looking to purchase and wanted to instruct a company they trusted to undertake this work. They needed the  survey to be carried out quickly to avoid any delays with the purchase and to highlight the condition of the property clearly to enable them to make a decision on whether to proceed. 


Sillence Hurn were appointed to undertake a pre-acquisition survey on a two-bedroom residential property in Ashurst, Hampshire. After carrying out the survey, Sillence Hurn provided the client with an accessible and user-friendly report, the design of which had been well thought through to allow easy understanding of the findings and advice provided.

Sillence Hurn’s reports feature a visual traffic light system to help clients understand the condition of the building and what this means for them immediately and in the future. Time is always of the essence in surveying, especially for landlords, so Sillence Hurn’s ability to respond to the request immediately and carry out the task quickly was extremely valuable to the client.


The client needed the survey to be carried out very quickly and Sillence Hurn were able to accommodate this. They arranged the inspections directly with the agents and were able to successfully meet the client’s timescale.


Appletree Property Lettings were extremely happy with the service that Sillence Hurn provided them with. Following the completion of the detailed report, Sillence Hurn were instructed to carry out surveys on a further three properties within the Southampton and New Forest area, which demonstrates the business relationship that has been established.
