This case study details the pre-acquisition building survey undertaken by Sillence Hurn for a residential homebuyer, Greg Goodman.

THE REQUIREMENT

The client required a pre-acquisition building survey on the purchase of a new family home in the New Forest area.  It was vital that they picked a firm that they could trust as they also required advice on the feasibility of extension and refurbishment works they planned to undertake in the future.

 

THE SOLUTION

Sillence Hurn were instructed to undertake a Level 3 RICS Building Survey Report on an early 20th Century three bed, detached house.  After carrying out the survey, Sillence Hurn provided the client with a verbal summary followed by the detailed and user-friendly report. The report uses a visual traffic light system, which makes the condition of the building easy to understand for the client by displaying the importance of each item to be considered and the works required to address.

 

THE CHALLENGE

The survey was required within a tight timescale by the client and to allow for a timely exchange and Sillence Hurn were able to accommodate this. The client also required expert advice on the potential for extending the property to complete the purchase. Sillence Hurn were able to discuss this with them at the property during their survey inspection. Additionally, damp concern issues had been raised by the client and Sillence Hurn were able to advise on.
