Private Property Fund

This case study details the dilapidations survey and contract administration undertaken by Sillence Hurn Building Consultancy based in Southampton for a private property fund.

THE REQUIREMENT

Sillence Hurn Building Consultancy acted on behalf of the freeholder in respect of a dilapidations survey against the tenant, a well- known High Street Bank. The property comprised of a bank branch at ground level with two flats on the upper floors.

 

THE SOLUTION

The building consultancy's role involved the undertaking of the original inspection, negotiations with the tenants surveyor and producing a schedule of works to obtain competitive tender costs. Following that, Sillence Hurn were instructed to appoint the contractor and supervise the works in the role as Contract Administrator including liaison with Building Control.

 
THE OUTCOME

Following negotiations Sillence Hurn Building Consultancy were able to crystallise the level of the landlords loss and successfully managed to negotiate a substantial six-figure settlement sum.
