Spot in the Woods

This case study details the pre-acquisition survey undertaken for Hillbrooke Hotels.

Client background

Hillbrooke Hotels are a collection of four luxury hotels and inns, located on or close to stately homes and estates.

 

THE REQUIREMENT

Sillence Hurn were instructed by Hillbrooke Hotels to undertake a pre-acquisition building survey of an 11-bedroom hotel, Spot in the Woods, with pool house and outside swimming pool. The original part of the hotel is believed to be built in the early 20th century and with extensions added in later years. Sillence Hurn were also required to liaise with Mechanical and Electrical engineers to carry out a survey of services to ensure that this took place at the same time.  

THE SOLUTION

Following a detailed site inspection, Sillence Hurn were able to provide the client with a report providing overall condition of the property, estimated maintenance liabilities and any identifiable risks of potential defect prior to finalising their purchase.  The report uses a traffic light system which visually highlights areas needing immediate or future attention.  The report allowed for the client to make an informed purchase prior to exchanging contracts.

 

The Challenge

The survey had to be taken out in a discreet manner to ensure that guests and staff at the hotel were not disturbed and to allow for the hotel to function normally, inspections to guest areas had to be co-ordinated.

The survey also unearthed a corroded gas mains supply which required urgent rectification works.

 

THE OUTCOME
The survey report allowed for Hillbrooke Hotels to request additional information and insist on urgent repair works to be undertaken which were highlighted within our report.
