WHAT IS MODULAR CONSTRUCTION?

Modular construction is the term used to describe the process involved in constructing a building off-site. Faster, safer and more environmentally friendly, modular construction uses exactly the same materials and design processes to achieve the same high standards of conventionally built construction projects, but in half the time.

Produced in modules and put together on-site, modular development has experienced a stark rise in popularity as more developers and investors realise the many benefits that come hand in hand with creating a building in this way.

UNDERSTANDING THE CHALLENGES of MODULAR CONSTRUCTION

Modular construction methods are used in a vast range of construction settings including residential home buildings, student housing, hotels, and healthcare settings. Installed quickly and easily, with cost savings of around 20-25%, the same warranties are usually available.

There are lots of fundamental advantages to modular construction, however, with the large portion of construction being undertaken off-site this creates issues with the traditional development financing setup.

MODULAR CONSTRUCTION OPINION

Sillence Hurn has teamed up with Development Finance Today for its next virtual roundtable to discuss the challenges of modular construction on Tuesday 7th September.

The event is part of a weekly series launched earlier this year and will focus on the challenges of modular construction.

Sillence Hurn’s managing director, Alex Hurn, and BDM, Luke Masters, will be joined by Peter Howarth, risk manager at Mint Property Finance; David van der Lande, strategic sales director at Go Modular; and David Ayre, director at ACG Architects.

They will discuss the key barriers to modular construction and how to mitigate them, funding accessibility for modular projects, how the material and skills shortages are impacting the growth of the sector, and how the differences of design and quality control processes in comparison to traditional builds.
