The Role: Schedule of Condition, building survey, and monitoring of landlord's works
Client: Commercial occupier/tenant of 60,000 sq ft industrial unit with office accommodation
Location: Paton Drive, Stafford
The Brief:
The client was looking to occupy a purpose-built industrial unit, a size of circa 55,000 square feet, which was being refurbished by the Landlord. The client would be taking a commercial lease of the property under FRI (Full Repairing and Insuring) terms and as part of their Due Diligence wanted to ensure there were no major defects or deficiencies in the original construction of the building and to ensure the Landlord's refurbishment works were being carried out to a good standard.
Furthermore, a schedule of condition was required to capture the building's existing state at lease commencement to limit the tenant's dilapidations liabilities at lease end.
Outcomes:
We took a pragmatic approach to this instruction and made all arrangements for inspection and visitation direct with the Landlord and Landlord's contractor, saving time and resource for the client.
Our Building Survey and schedule of condition were produced in a short timeframe to allow our client to consider its contents ahead of pressing ahead with the execution of the lease and our reporting on the Landlord's works allowed the client peace of mind that the works were being undertaken to a good standard and that all statutory paperwork and certification relating to the building's services and the refurbishment works were in place ready for their occupation.
