Sector: HMO, Student Housing
The Role: Project Manager
Client: Viridian Studios
Location: Kingston, London
The Brief:
This European brand planned to retrofit an existing 58-bed purpose-built student housing development into 63 luxury co-living student apartments including a green roof and urban garden on the roof terrace, a new communal café, kitchen, co-working spaces, and a cinema. Our team members oversaw the £2m project over two years–during a period of fluctuating build costs and material shortages. Throughout the project, the unit remained fully occupied.
The Outcome:
Involved from the outset our team provided project management and contracting out administration services, including tendering and construction site visits.
The site was occupied throughout, so work needed to be carried out during sociable hours to minimise disruption and noise.
The building was designed to meet new building regulations standards. Existing building service systems were reused rather than replaced, allowing additional units capacity.
An energy usage monitoring system was installed to optimise energy usage and occupancy behaviour trends.
Following two years of works, this retrofit has transformed into a modern co-living space in London. The building boasts technologies including energy monitoring systems allowing light and heating optimisation around peak periods.
This data feeds into the building management system to ensure ongoing reporting for maintenance and optimisation.
