The Brief:
Our client was a tenant at the end of their lease of 10,000 square foot office building in Birmingham. The Landlord served a claim of circa £145,000.
We were required to act quickly to visit the property and provide an initial response back to the Landlord on their claim. The key deliverable was to negotiate the claim down to a reasonable settlement figure for our client.
Project Outcomes:
We visited the property within five days of formal instruction and provided our formal response back to the Landlord shortly after.
We negotiated a strong position for our client and managed to reduce the claim down to £80,000 which provided a £65,000 saving for our client.
A major element of saving was through attention to detail on review statutory documents held on-site and eliminating this from the Landlord's claim, this alone led to a £15,000 saving. Other savings were through review of existing lease plans and current arrangements to reduce claim on reinstatement elements and around the Landlord's intentions for the property post lease expiry.
We provided excellent service throughout keeping our client abreast of developments of negotiations with the Landlord and providing reasoned advice on settlement level and in general throughout the process.
