Sillence Hurn conducted independent project monitoring services on behalf of Mint Property Finance and Saha Property Ltd, to assess the ongoing development project risks throughout construction of a luxury 5-bedroom property in Greater London.

The Brief:

To manage and protect the interests of the lender and monitor progress, quality, cost and adequacy of funding, and statutory compliance for the development.

This project included the demolishment of an existing North London dwelling and the erection of a brand-new, two-storey, five-bedroom home with associated refuse recycling and cycle storage.

On behalf of the client, we were appointed to attend the site on a monthly basis to provide ongoing Monitoring Surveying services throughout the 12-month construction programme.

Our surveyors collaborated with the lender and the borrower to ensure all financial risks were mitigated and the development was carried out in line with the planning permission.

Project Outcomes:

The development commenced in October 2021 and was completed within the development budget in October 2022. Over this period, our surveyors conducted monthly site visits to the property on Barnet Road, communicated between the client and the project developer, and executed thorough inspections of the works.

Our monitoring services began at the start of the demolition phase and continued until the construction of the five-bedroom property was complete. The property has been holistically designed, constructed to be ecological and environmentally friendly throughout its lifetime.

Our surveyors anticipated and addressed any potential risks that could have impacted the development to help ensure it is carried out successfully. The new property was completed to an exceptional standard of finish by the developer.
