The Technical Due Diligence (TDD) of a property can only be undertaken by a RICS Chartered Surveyor. This form of inspection may be carried out on any type of property, commercial and residential.
What is Technical Due Diligence?
Technical Due Diligence is the complete inspection of a property, identifying any defects and providing a clear indication of the building’s current condition.
A Technical Due Diligence report highlights any problems your property has or may incur. Not all defects are visible, however, a Chartered Surveyor will be able to locate them before the consequences of these defects arise.
This may include damp, leakage, faulty electrical wiring, deficiencies in construction quality (including cracked walls/floors/foundations), mould, and deleterious materials.
A Chartered Surveyor will analyse and gather information about the property, systematically reviewing characteristics of the land/build to form an impartial assessment, known as the Technical Due Diligence report.
This enables tenants and prospective buyers to make an informed decision about potential upgrades/maintenance needed based on the report, regarding any works needed and the related risks.
