Sillence Hurn carried out a Planned Preventative Maintenance survey on Unit 3, Chichester Business Park, providing Carte Blanche Greetings Limited with a 10-year overview of the property.

A multi-let industrial and logistics park is under construction in the historic cathedral city of Chichester, West Sussex, which will comprise of nine warehouse units upon completion and has been designed to achieve an EPC A level rating across the board.

The South East has one of the UK’s highest commercial demand levels, and Sillence Hurn was instructed to carry out a Planned Preventative Maintenance Survey on behalf of Carte Blanche Greetings Limited for unit 3.

Brief:

Chichester, the county town of West Sussex and home to Rolls Royce’s 60,000 sq ft global headquarters, is situated between Southampton and Brighton. Just off the A27 South Coast Arterial road, the new business park is under construction and nearing completion.

Sillence Hurn was tasked with carrying out a Planned Preventative Maintenance survey on Unit 3, Chichester Business Park, in order to provide Carte Blanche Greetings Limited with a detailed 10-year overview of the property.

This included identifying the building’s structure, fabric, and components, also highlighting any defects that have arisen or could occur in the future. This allowed our surveyors to map out the best programme of planned maintenance going forward.

Project Outcomes: 

The city has seen multiple national and international companies establish themselves here, and the new addition of the business park has been welcomed.

Our surveyors carried out a planned preventative maintenance survey and provided an in-depth report about the condition of the property and expected costs over the course of it’s 10 year lifecycle.

We provided a detailed five year programme, along with years 6 – 10 grouped into a single sum to allow for defects to be dealt with as soon as possible and prevent issues from developing into bigger problems down the line.

It was advised that an assessment of the property should be carried out annually in order to monitor the build’s condition and ensure the property is kept in good form.

Planned Preventative Maintenance Survey

A PPM survey assesses the maintenance requirements of an asset over an agreed period of time (range from 5 years to 30 years) and provide cost projections in order to enable a maintenance budget to be set or a structured plan for maintenance to be developed.
