The Project: The Landlord contacted Sillence Hurn Building Consultancy following expiry of a long lease and the vacating of the building by the tenant. The client required assurance that the Grade II listed office building was suitably insured and that both they and a future tenant would be appropriately indemnified in the event of an untoward event. Due to the nature of the property, Sillence Hurn inspected the building to fully ascertain all the contributory factors to ensure a suitable reinstatement cost of property was attributed. This considered the listing element, special redeeming features that would command a premium rebuild cost, the construction and configuration of the building along with its location where it formed a terrace with adjoining properties.
Aligned to this, consideration was given to associated professional and statutory fees to enable the final reinstatement figure to be produced.
