The Brief:

Designed by James Knowles and constructed in the 1860s, 45 Clapham Common is a stunning Grade II listed property, in a prime position overlooking Clapham Common in London.

On behalf of our client, we were engaged to provide Monitoring Surveying services on site for a 12-month period, as the property was extensively and sympathetically redeveloped by its new owners.

With a wealth of original period features to protect, our surveyors acted in collaboration with lender and developer, to ensure financial risks were mitigated and the development timeline remained on schedule.

Project Outcomes:

Over a one-year period, our team engaged in monthly site visits to 45 Clapham Common acting as a bridge between our client and the project developer. In each of our visits, we executed a thorough inspection of works, and provided our client with a detailed report of our findings.

The redevelopment of 45 Clapham Common lasted 12 months, with our monitoring services beginning pre-development and continuing until the completed property was brought to market by Savills, at which point we delivered our final report.

As development works were subject to strict Grade II listing, we paid particular attention to ensuring that original features were retained and sympathetically restored in line with agreed planning permissions. In particular, the ornate decorative ceiling, located on the first floor of the property, was cleaned and restored with the expertise of a specialist contractor. The original Grade II listed windows were also removed and professionally refurbished, before being reinstalled.

Significant modifications to the property included a roof conversion into a state-of-the-art cinema room, while the basement underwent waterproofing and structural alterations before being fitted out with a sauna and gym.
